Planning Submitted for Sale Lido Redevelopment

Falconer Chester Hall has submitted a planning application for the redevelopment of the former Mecca Bingo site on Washway Road, Sale – historically known as Sale Lido – on behalf of Built Developments.

The proposals seek to sensitively restore the building’s distinctive 1930s façade, originally part of the Sale Lido and Locarno Ballroom, while introducing a high-quality residential scheme that responds to the evolving character of Washway Road.

The design retains and repairs the original front elevation, reinstating historic window openings and decorative Art Deco detailing. To the rear, a new stepped residential building will replace the existing derelict bingo hall, delivering 39 one- and two-bedroom apartments, including duplex and accessible homes.

The scheme has been carefully developed to balance heritage and contemporary design. Material choices reference the building’s original palette, including tonal brickwork and green-framed windows, subtly echoing the historic façade. The massing has been designed to sit comfortably within its context, responding to neighbouring developments and Trafford’s wider design aspirations.

In addition to bringing a long-vacant building back into active use, the proposals will enhance the public realm along Washway Road. The scheme introduces landscaped areas, improved permeability through the site, and active ground-floor frontages with potential for small-scale commercial or ancillary uses.

Mike Gore, Director at Falconer Chester Hall, said:

“The Mecca Bingo site holds significant local value as part of Sale’s social and architectural history. Our proposals celebrate its heritage by retaining the iconic façade and bringing a long-derelict building back to life in a way that meets modern living standards. The scheme provides much-needed housing while respecting the character of Washway Road and contributing positively to the local townscape.”

The redevelopment represents an important opportunity to revitalise a prominent gateway site in Sale, preserving a key piece of local heritage while delivering new homes in a sustainable and contextually responsive manner.
