The Hawthorne House development is a transformative 36-storey, purpose-built student accommodation (PBSA) project located in Stratford, London. The project started with the demolition of the old Jubilee House office building and is being developed by RG Group for Unite Students, with completion expected by the 2026/27 academic year. The development will provide 716 student beds from levels 6 to 36, complemented by a spacious basement designed for plant and cycle storage. The lower six floors (Levels 0-6) will house a 65,000 sq ft sixth-form academic facility, the London Academy of Excellence (LAE), offering educational space across eight floors. This scheme also includes significant section 278 works and improvements to the existing railway crossing.

Hawthorne House is a significant investment in the local community, with the building expected to save 9,770 tCO2e in carbon emissions over 60 years, exceeding the RIBA 2030 Climate Challenge target.

The development is set to provide both high-quality student accommodation and the London Academy of Excellence for an initial 35-year term, creating a space where student living and learning are integrated.
