Falconer Chester Hall has submitted a planning application on behalf of D&S Properties SPV Ltd for the redevelopment of 78–81 Broad Street, Sheffield.
Transforming a derelict site
The proposals will bring new life to the former Ye Old Harrow pub, which has stood vacant for a number of years. The mixed-use scheme will deliver 39 high-quality apartments supported by resident amenities including a gym, office space and a landscaped roof terrace. Provision for 39 secure cycle spaces and six off-street parking spaces further supports sustainable living in the city centre.
Responding to updated regulations
The application follows an earlier approval for the site but has been revised to meet the latest building regulations and fire safety standards. The revised design reduces the overall height from seven to five storeys, stepping down to four, ensuring a more efficient layout while maintaining a scale appropriate to the surrounding context.
Architectural character
The new design features a red-brick façade with recessed panels, Juliet balconies and deep window reveals, reinstating active frontages to both Broad Street and Bard Street. The scheme strengthens the urban grain and contributes positively to the regeneration of the wider area.
