Falconer Chester Hall’s proposals for a new residential development on Ibbotson’s Lane, on the eastern boundary of Sefton Park, have been approved at today’s Liverpool City Council planning committee.
Designed for Davos Property Developments, the scheme will regenerate a long-derelict site located between the Mossley Hill and Sefton Park conservation areas, delivering 17 new homes within a carefully considered landscape setting.
Contextual design approach
The architectural approach has been informed by the character and spatial qualities of the surrounding Victorian mansion houses and mature residential plots that define this part of south Liverpool.
The development adopts a contemporary architectural language whilst responding sensitively to the scale, proportions and established landscape character of the area. Generous separation distances, extensive planting and a low-density arrangement were central to the design strategy, helping the scheme integrate within its sensitive context.
The project will provide a collection of large three-bedroom apartments arranged across a development designed to prioritise outlook, daylight and amenity.
Landscape, sustainability and accessibility
A strong emphasis has been placed on landscape and environmental performance throughout the proposals, including biodiversity enhancements, sustainable drainage measures and a net gain in tree planting across the site.
The scheme has also been developed in accordance with Equality Act and Part M requirements, incorporating accessible design measures including level approaches, powered doors and accessible parking provision.
Supporting the regeneration of an underused site
Located between Lark Lane and Allerton Road, the proposals bring a vacant and underused brownfield site back into active use, contributing to Liverpool’s wider housing delivery targets whilst responding carefully to the surrounding conservation areas.
The approval marks another successful residential planning consent for Falconer Chester Hall and Davos Property Developments, continuing a collaborative approach to delivering context-sensitive residential schemes across the city.
