This mixed-use, 19,000 sq/ft development for Kamani Property Group is located on Dale Street, which runs through the heart of the Northern Quarter in Manchester City Centre and is within the Stevenson Square Conservation Area.
This project provided its own unique challenge, as it is one half of a city block that was destroyed by fire in 2007 and the other half remained intact, No. 25-27, is Grade II listed and is a fine example of Manchester’s Victorian architecture.
The response is a contemporary interpretation of the former façade, sympathetic to the immediate surroundings. The listed central bay of the former building was respectfully restored and reinstalled providing a strong focal feature, faithful to its original design. The Dale Street elevation has been designed in response to the common features shared by the grand warehouse buildings along Dale Street. The use of modern corten steel fins mimic the historical rhythm of the façade, with a subtle acknowledgment to the cornice details as can be seen on the facade of No. 25. overlaying a simple and contemporary glazed curtain walling system.
The building height has been extended to include a fifth floor, intentionally set back from the frontage to minimise visibility from the street and not to overbear the existing street frontage in terms of scale. The development provides much needed Grade A office space to the desirable city district of Piccadilly/ Northern Quarter.
