A high-quality build to rent scheme of 324 apartments that has brought much-needed life back to a mothballed site within the Baltic Triangle. The development by Promenade Estates and now owned and operated by Vista Fund and Hermes Investment Management was completed by Balfour Beatty.

Our design spreads 324 apartments of one, two and three bedrooms across the existing basement car park and steps up to 13 storeys in height. The development also includes extensive facilities for residents such as state of the art gym, residents’ lounge, meeting rooms, hotel style concierge with ground floor commercial/leisure spaces.

Daniel Hynd, of Promenade Estates, said: `To develop this blighted site overlooking our waterfront with such a significant £42m residential PRS concept is not only critically important for the city but a first for the North West.’

The scheme re-used an existing sub-structure but improvements and modifications to the original proposals put forward by Windsor Developments – who had begun work in 2006 before going into administration – have created brighter apartments and an enhanced central square, featuring communal facilities and attractive soft landscaping.

The apartments, at a location close to the waterfront and the Liverpool One leisure and retail destination, are aimed at the long term rental market rather than sold speculatively to investors.

The elevational treatment and colours were heavily influenced by buildings such as the nearby Wapping Dock and incorporated subtle brickwork details to ensure visual interest when viewed close up. The ground floor uses really help to animate the street scene. While a very challenging site, as we were dealing with an existing structure, we are confident the scheme is a worthy addition to Liverpool’s resurgent waterfront.
