A high-quality build to rent scheme of more than 300 apartments will bring much-needed life back to a mothballed site within the Baltic Triangle. The development proposed by Neptune Investments has been approved by Liverpool City Council. Our design spreads 324 apartments of one, two and three bedrooms across the existing basement carpark and steps up to 13 storeys in height.

Daniel Hynd, of Neptune Investments, said: `To develop this blighted site overlooking our world heritage waterfront with such an significant £42m residential PRS concept is not only critically important for the city but a first for the North West, we are now working hard on starting work on site as soon as possible.’

The scheme re-uses an existing sub-structure but improvements and modifications to the original proposals put forward by Windsor Developments – who had begun work in 2006 before going into administration – will create brighter apartments and an enhanced central square, featuring communal facilities and attractive soft landscaping.

The apartments, at a location close to the waterfront and the Liverpool One leisure and retail destination, will be aimed at the long term rental market rather than sold speculatively to investors.

“We are really excited about this scheme and it’s great to continue our long standing relationship with Neptune Investments. It’s a new rental concept and there is a long term strategy for success. Apartments are housed in three blocks which build at a scale in keeping with the historic waterfront.”

The elevational treatment and colours are heavily influenced by buildings such as the nearby Wapping Dock and we are incorporating subtle brickwork details to ensure visual interest when viewed close up. The ground floor uses will really help to animate the street scene. While it’s a very challenging site, as we are dealing with existing structure, we are confident the scheme will be a worthy addition to Liverpool’s resurgent waterfront.

The development will also include extensive facilities for residents such as state of the art gym, residents’ lounge, meeting rooms, hotel style concierge with ground floor commercial/leisure spaces.
